~~Countryside Estates is a manufactured-home community nestled among beautiful oak trees. Located in the heart of Hernando County, we are only 5 miles from the center of Brooksville, Florida. We are conveniently located 67 miles west of Orlando, 45 miles north of Tampa, 63 miles north of St. Petersburg, and 53 miles south of Ocala. Easily accessible via I-75 Exit 301 and Cortez Blvd. (Route 50), we are close to shopping, restaurants, gas stations, and a variety of community and sporting activities. The mature oak trees allow our residents to enjoy nature while fishing, swimming, biking, hiking, shuffleboard, and bird watching. There is close proximity to several bike and walking trails. Heated pool for the residents enjoyment. Currently there are both Shareholders and Non-Shareholders living in the park. The shareholders pay a monthly fee, while the non-shareholders pay a monthly lot rental fee. A board of Directors elected by the shareholders governs the park. A written prospectus is available for those interested in becoming shareholders and the park rules and regulations are available to those who wish to reside in the park and be non-shareholders. Under the laws of the State of Florida, Countryside Estates is classified as an Adult Park, which means that one resident in each home must be at least 55 years old. The monthly fees cover water, sewer, trash pickup twice a week, lawn mowing, cable TV service and use of all common areas such as the swimming pool. There are shuffleboard courts, picnic tables, and of course a club house for residents use. There is a very active Ladies Club that meets monthly with one of the popular activities being Ladies Lunch Out. A regular feature is the Thursday night coffee hour when we all meet with our neighbors for coffee and dessert and a bit of conversation. We love pets, but there are a few restrictions you should know about. Dogs or cats are limited to two per household, and dogs are limited to 25 pounds when full grown. Of course we have a "pooper scooper" rule which is easy to adhere to since all pets must be on a leash when outside. The biggest asset of any park is the people who live there and we have the best and the friendliest people in Florida. Wouldn't you like to join us in our peaceful bit of tree shaded heaven?
